Non-Domestic Project

Scott Street Office Building is a contemporary three-storey office development designed for Clyde Valley Housing Association, occupying a prominent gap site in the centre of Motherwell adjacent to Motherwell Cathedral. The project presented the opportunity to introduce a modern commercial building within a well-established urban streetscape, creating a confident architectural statement while responding sensitively to its historic surroundings.

The architectural response embraces a contemporary design language, providing a clear contrast to the adjoining traditional buildings while respecting the scale and rhythm of the surrounding townscape. A striking double-height glazed atrium forms the principal entrance, creating a light-filled arrival space and establishing a strong visual identity for the building. The steel frame structure allowed flexible, open-plan office accommodation, delivering modern, adaptable workspaces that can respond to the changing needs of the organisation.

The building envelope was designed to achieve high levels of environmental performance through the use of highly insulated external wall panels and carefully detailed construction. A refined material palette of grey terracotta cladding, complemented by smooth white architectural panels and expansive glazing, gives the building a crisp, contemporary appearance while adding texture and depth to the façades. The result is a modern civic building that sits confidently alongside its historic neighbours, providing high-quality office accommodation within an energy-efficient and sustainable environment. The project achieved an ‘very good’ BREEAM rating, reflecting its strong environmental credentials and long-term performance.
